WHAT THE APP DOES
Address Risk Scan
More than twenty natural and technological risks are reviewed: flooding, rising groundwater, coastal erosion, seismic activity, landslides, clay shrinkage and swelling, forest fires, radon, classified facilities for environmental protection (ICPE) and Seveso sites, and underground cavities. For each risk, a fact sheet explains the phenomenon, its financial impact, points to check on-site, and arguments to use against the seller.
Natural Disaster History
Number and dates of officially recognized natural disaster decrees for the municipality.
Nuisances and Environment
ImmoRisk also identifies zoning regulations in the Local Urban Development Plan (PLU), nearby cell towers, exposure to aircraft and ground noise, polluted sites and soils around the address, high-voltage power lines, and wind turbines.
Area Prices
The average price per square meter is calculated based on five years of notarial transactions (DVF database). A scale positions the property between the low and high end of the local market. Filters for houses or apartments, adjustable radius, and recent sales can be viewed on a map.
Negotiation Simulator
Based on the listed price, surface area, and Energy Performance Certificate (EPC) rating, the app estimates a negotiation margin broken down into three factors: the price premium compared to the market, the impact of the EPC rating, and the costs associated with risks. You select your renovation projects, adjust the amounts with your own quotes, and obtain a ready-to-copy or share offer brief. Complete PDF Report
Your analysis is exported as a two-part PDF report: one to prepare for your purchase, and the other to present to the seller or agent. Price, risks, costs, and supporting arguments are included.
